House For Sale In Westminster, Maryland - Cheap! [All Things Housing]

Once again this weekend, we had no one come to look at the house. It's discouraging. We decided to paint the kitchen and the office/ bedroom, a nice off white, and we're putting in a dishwasher....but nobody will be able to tell if they don't come see the house!
The Hub picked up one of those housing guides, and our house was in there, prominately featured. I can't say that Jeff and Susan aren't doing everything they can for us. But there were about a million houses in there - the daggone thing was practically the size of a phone book. Sigh.
Our realtors say that they think that people are not looking at this house because it only has one bathroom. I know that most modern homes at least have a bathroom and a powder room, and that seems to have become some kind of standard. But how many bathrooms can you use at one time?! I suppose the idea is that if someone is having an "emergency" they can get in and use a facility without having to wait. And we have had people say "Oh, my God, you walk down stairs if you have to get up in the middle of the night to use the bathroom?!?!" in much the same tone of voice you'd use with someone who survived, say, The Battan Death March.

The first house The Hub and I lived in together had more bathrooms than there were people living in the house. I found that excessive, and furthermore, too many toilets to clean. Think about it. It's just like the Buddhist saying "He who has little has little to worry about"
"She who has fewer toilets has less to brush"! Moreover, the more bathrooms you have, the greater your potential for plumbing problems. Sure, it's great to have more than one if you have kids, but more than one toilet equals more than one place for the little darlings to throw their nerf balls, barbie dolls, and any other handy thing in. "Playing Titanic" is all fun and games until somebody has to mop up the bathroom floor.
To you young parents out there, I have this to say! Nothing builds charecter like having to Wait Your Turn. It's what we did, and look at what a fine, upstanding, albiet liberal and slightly weird, person I turned out to be. Studies have shown that children who learn to delay gratification as youngsters are more successful in life! You'd be improving your child's chances of getting into Harvard, to say nothing of their bladder control, by buying a one bathroom home!
Okay, that may be laying it on a little thick. But really. This house has a beautifully landscaped backyard with a pond and even frogs! The neighbors are nice. The neighborhood is really quiet. The road is only busy twice a day....unluckily, most of the people who have come to see the house have come at right about 5:30 - the time the road is busiest.
Oh, well, no sense in worrying about something I can't do anything about anyway. Except maybe I'll try one more feng shui cure. Can't hurt. Besides, it'll give me something to do besides call our realtors.
Hate to say it, but I think we're seeing the "adjustment" side of the real estate curve. Housing costs increased 15% in the last year. That plus the slight increase in interest rates has moved the price of the typical "starter home" about 50% higher than what a buyer in that market can qualify to finance. You'd need an income of $48K to qualify for a mortgage on the average small home, and the median income of buyers in that market is hovering at just below $33K. I'm thinking that "paper equity" isn't something to be betting on right now.
We may be swinging back towards a buyer's market, with sellers having to lower asking prices, offer incentives, and so forth - especially for smaller, older properties that may not have all the modern ammenities. But that's just my opinion. I've been wrong before.
